You need to have direct advertisers for that.
Dont think adsense can cover your costs since they may not be consistent.

Just my 2 cents.

Is profitable if you put your banners on all pages what are hosted by you ... and you need to be limited with accounts no php or just restricted ... no databases etc etc ... just static pages Smiley

Here's an idea.  Offer free hosting in exchange for quality posts on your forum.  So, you could require that hosting clients post 5 posts each week for plan 1, 10 post for plan 2, and so on.  Then one day when your forum is active, put some banners on your forum and make money that way.

That's a good idea but if I offered a lot of hosting I would need some way of keeping track of who posted and who didn't.

Actually, you wouldnt have to worry about how many posts they have made. For each hosting plan, they must have a certain number of posts. So, if they want to upgrade, they would have to make more posts. And if you have a vbulletin board, you could automatically shift all members to a diferent usergroup if they havent made a certain number of posts after registering in a specific time period.

Perhaps someone could write a mod or hack that would make this even easier for forum owners who want to offer hosting for posting.  As you said this might be easy to do with vbulletin already and so a mod probably wouldn't be that hard to do.

I would say the real domain as well but they would have to pay for the domain registration. Now if you were a registrar that would be a quick way to make some money as well because you could charge then $9.99 for the domain which would make you about $4 profit. Then if someone already had a domain then just charge them a $5 setup fee. The trick is that only the hosting is free. Domain registrations could break your bank account fast if they were also free. Now you could also have a totally free option which would be just subdomain hosting.
